- $5 million to $15 million
- Profile
- Value-add: rents below market, units requiring renovation, operational inefficiencies or deferred capital work
- Financing
- Conventional financing. Assumable debt and vendor financing are viewed favourably.
- Process
- On-market and off-market opportunities. Packages are reviewed promptly and every submission receives a response.

Approach
How we invest
We buy buildings where the current owner has left value on the table, and we improve them patiently. We are not buyers of fully stabilized properties priced at a premium.
Disciplined underwriting
We underwrite every opportunity ourselves, using actual rent rolls and operating statements, and price only what the property can support.
Hands-on operation
Our in-house team manages operations, accounting and reporting, and works closely with local property managers on leasing, maintenance and capital planning.
Long-term ownership
We invest our own capital and hold for the long term, bringing in partners selectively for larger acquisitions.

ASY Investments Inc. is a privately held Ontario company that owns and operates residential rental properties. Our existing portfolio is in Kingston, Ontario.
We are expanding into larger multifamily properties across Ontario and Alberta and in select US markets on the Great Lakes.
